Thank you!

Is there a window in your Plandome house so stiff you stopped opening it years ago? Does the front door rub the floor, or rattle when the wind blows? Most homes in the village date from before 1940. Their wood windows and doors can usually be repaired, and a repair keeps your house’s original character.

If your house is from the village’s early years

More than half the homes in Plandome were built before 1940. Many went up as the village grew around its Village Green. Every home in the village is a single-family house, so if you own yours, its windows and doors are yours to look after.

Older wood windows often slide on cords tied to hidden weights. When a cord snaps, the window will not stay open. Years of paint can glue a window shut, and old putty lets the glass rattle. We fix these one window at a time, so you can start with the ones that bother you most.

If your front door rubs the floor

A heavy wood front door pulls on its hinges every day. Over the years the screws work loose, and the door sags until it rubs the floor or the frame. Resetting the hinges, fixing the latch or trimming a swollen edge often gets it closing smoothly again. Have us look before you shop for a new door.

Before you change the outside of your house

Plandome is its own village, with its own Design Review Board. The village’s permit form says outside changes must also be reviewed and approved by that board. Its guidelines favor traditional styles and ask that windows and doors suit the style of the house.

So call Village Hall on South Drive before you replace a window or door. We cannot say what the board will approve. Repairing the windows you have changes little or nothing on the outside.

If your house sits down near the bay

Plandome’s lowest ground is at Manhasset Bay, and part of the village drains straight to it. If your house is near the water, wind off the bay may push rain against the windows on that side. After a hard storm, look at the sills and the bottom of your door. Soft or dark wood there is a sign to call us.

FAQ

Questions from Plandome homeowners

My house is from the 1920s. Are the windows worth saving?

Often, yes. Most trouble in windows that age comes from cords, paint, putty or a soft sill, and each can be fixed. Saving them keeps the original character of your house.

Does the village need to approve a window repair?

Ask Village Hall first. The permit form sends outside changes to the Design Review Board. Keeping your own window changes very little outside, but the village has the final word.

One window will not stay open. What is wrong?

A broken sash cord is the usual cause. The cord holds a weight inside the frame that balances the window. We replace the cord, and the window stays where you put it.

My front door rubs on the floor. Do I need a new door?

Probably not. Hinges that have worked loose let a heavy door drop. Once they are tightened or reset, the door often clears the floor again.

Do you also serve Plandome Manor and Manhasset?

Yes. We work in the towns around Plandome, including Plandome Manor, Manhasset and Munsey Park.
