Does one of the tall windows at your Franklin Lakes home lock at the handle and still sit open a crack up high? Has the clear finish on your wood front door gone dull and grey? Most of the borough’s homes are newer than 1960, and many are newer than 1980. On a house of that age, finishes and working parts often wear out long before the door or window does. Put right, that door or window goes on giving the house its original charm, and it looks better as well.

A stained wood front door that has lost its finish

On a house built here since 2000, the front door may be wood with a clear or stained finish, not paint. The grain shows, and the door looks rich when it is new. A clear finish does not last as long as paint, though, least of all in strong sun or driving rain. Beside Franklin Lake, damp morning air may add to the wear.

The first sign is a dull, dry patch low on the door. Next the finish flakes when you rub it. Then the bare wood turns grey and dark streaks follow, which means water is getting in.

A door that is only dull can often be cleaned back and given a new finish. Grey wood takes more work, and the joints may need attention as well. Run a hand across the bottom of yours. If it feels rough and dry, call 516-841-5048.

A tall casement that locks low and gaps high

A casement is hinged at the side and opens outward like a door. On a tall one, a single handle often works a bar inside the frame, and that bar hooks the window at two or three points. When the bar slips or a hook wears, the handle still turns. The bottom pulls in tight, and the top corner stays out a little.

You may hear wind at that corner, or find a curtain stirring beside a shut window.

The fault can usually be fixed with new parts fitted to the window you have. Phone 516-841-5048 when a locked window still lets wind in at the top.

A bow window that has begun to drop

If your Franklin Lakes house was built in the 1960s or the 1970s, its living room may have a bow window. That is a curved row of four or five windows that stands out from the wall. All of that weight hangs outside the house.

Over the years the outer edge can sink a little. Then the end windows bind, a gap opens where the top meets the wall, and the seat board inside tilts toward the yard. Water may follow.

Set a marble on the seat board. If it rolls toward the glass, have the window looked at. A support can often be added underneath and the windows reset, which may spare you a new bow.

Looking for a window repair on the Borough’s permit chart

Franklin Lakes posts a one-page chart called Permit Application Requirements. It runs through about forty kinds of residential job, from an addition to a water heater. For each, it marks what is needed: zoning review, a survey, building, electrical or plumbing papers, sets of plans.

A kitchen renovation is on it, with building, electrical and plumbing marked and two sets of plans. An addition is on it, with zoning review and a survey. No row covers the repair of a window or door, so the chart will not tell you where yours stands.

The state code the Borough works under says some work never counts as maintenance. Any work affecting structural or fire safety is on that list. The Borough’s Construction Department reads that code for Franklin Lakes.

The department is at 480 DeKorte Drive, open 8:30 to 3:30 Monday through Thursday and 8:30 to 1:00 on Fridays. Call 201-891-4000. The Construction Official’s technical assistant is at extension 1211, and the Zoning Officer is at extension 1227.

FAQ

Questions from Franklin Lakes homeowners

We read that smoke and carbon monoxide alarms are required when any work is done on a house. Does a window or door job bring that in?

The Borough’s Code Enforcement page carries a notice from its code official. It cites the state’s rehabilitation rules. Under them, it says, smoke detectors and carbon monoxide alarms are required in all single and two family homes where any work is performed. Battery units are the minimum. Ask the Construction Department at 201-891-4000 how the notice bears on your job.

Our windows may still be under the maker’s warranty. Should we call the maker before we call you?

Look for the paperwork first, or for a maker’s mark in a corner of the glass or on the hardware. Warranty terms differ from maker to maker. We can check the window and say what has failed, so you know what to ask about. If it turns out not to be covered, ask us for an estimate on the repair.

The roll-away screen on our patio doors no longer rolls back. Can it be repaired?

Often it can. A retractable screen winds onto a spring roller inside a slim case beside the door. Grit in the channels, a tired spring or a mesh edge that has pulled loose are the usual faults. Do not force it, since the mesh creases easily. The channels can be cleaned, and the spring or the mesh replaced.

The finish on our brass front door handle has worn through and looks blotchy. Does the whole handle set need replacing?

Not always. Many brass handles carry a clear coating. Once it wears through, the metal under it tarnishes in patches. If the latch and lock still work well, the question is only looks. Some sets can be stripped and polished, and others are better replaced with a set that fits the same holes.

Do you work in Ridgewood and Montville too?

Yes. Ridgewood and Montville are both close to Franklin Lakes, and we go to both.
