Window & Door Repair in Westport, CT

Where a Westport house looks toward the Saugatuck River or the Sound, check the sealed seam around each window. An open seam lets rain in behind the trim.

Does rain get in around a window when the wind drives it? Has an old sash become too stiff to raise in your Westport house? Each has a remedy worth trying before a new window is priced. About four Westport homes in ten date from before 1960, and roughly one in five is newer than 2000. So the town has windows and doors of every age. Done with care, the work leaves your house its original windows and style, looking better than they did.

Seven Local Historic Districts, named for their streets

As of 2022, the Town listed seven Local Historic Districts. They are Evergreen Avenue, Gorham Avenue, Jesup Road, Kings Highway North, Lincoln Street-Riverside Avenue, Morningside Drive South and Violet Lane. Kings Highway North is the oldest, from 1973. The newest on that list, Lincoln Street-Riverside Avenue, was established in 2018. The Town also counted 22 single Local Historic Properties.

One point catches people out. The Town says all buildings inside a district are regulated, including those with no historic or architectural significance of their own. So a house with no special history of its own is still covered.

The Town’s page on its Local Historic Districts links a map for most of them. It also links one map for checking whether the commission regulates a given property. Open that one, or ask the commission’s office in Town Hall.

The certificate comes before the building permit

The Historic District Commission reviews outside work visible from any public street, place or way. That holds in a Local Historic District and at a Local Historic Property. The Town says its Building Department will require the commission’s Certificate of Appropriateness before it issues a building permit there. The one exception is when the commission certifies in writing that it does not regulate the work.

You may feel sure nobody can see your window. The Town’s answer is that an application is required for all proposed work anyway, because the commission is the one that decides what is visible. Its policy counts more than roads as a public way. A publicly owned waterway counts, and so does a private road inside a district.

Is mending a sash regulated at all? Start with the Town’s posted list of work the commission typically does and does not regulate. The commission also offers an optional, informal pre-application meeting where you can hear its view. A certificate is valid for five years. Keep the work to what the certificate describes: the Town says any change in detail or scope needs a new one.

Light, air and exits on the Building Department’s list

The Building Department’s office is upstairs, on the second floor of Fire Department Headquarters at 515 Post Road East.

Its page on when you need a building permit includes a change to required exits or to sources of natural light and ventilation. It names windows there. Major repairs are on the same page.

In plain words, a window is how a room gets daylight and fresh air, and in some rooms it is also a way out. A job that changes any of that is on Westport’s list. The page does not define a major repair, so ask how the department reads those two words for a job like yours.

Sealant that has pulled away around a window

Westport takes in the Saugatuck River, Sherwood Mill Pond and a stretch of Long Island Sound. On the wall of your house that faces any of them, look at the sealed seam where each window’s outside trim meets the siding. The sealant in that seam can dry, shrink and pull away, and salt air may speed that up. A seam that has opened lets rain run in behind the trim, where you cannot see it.

The signs can show up indoors: a stain at an upper corner of the window, or paint that bubbles on the wall beside it. Outside, look for a dark gap you could slide a coin into. Resealing a seam is usually quick work. Replacing trim that has rotted behind an open seam is a bigger job. Call 516-841-5048 and have the seams on that wall checked.

FAQ

Questions from Westport homeowners

A tall hedge hides our front windows from the road. Does that keep them out of the commission’s view?

No. The Town says the commission approves work that is not visible from a public way, but it judges that in the absence of plantings. A hedge or a row of trees is not treated as a screen. This matters only if your house is in a Local Historic District or is a Local Historic Property.

Tiny bugs get into the house, yet our screens have no holes. How are they getting in?

Usually around the screen, not through it. A screen frame that has bent, or one that no longer sits tight in its channel, leaves a thin gap along one edge. Worn seals between the sash and the frame leave gaps too. Screen frames can be trued up or remade, and seals renewed, so the window shuts more snugly.

A past owner nailed two ground floor windows shut, we think for security. Is there a better way to secure them?

There usually is. A window that was nailed often had a weak lock to begin with. Once the nails are out and the holes are filled, a proper sash lock can be fitted. We would check each sash first, to see that it still closes tight.

The glass in the doors between our living room and dining room rattles whenever a door shuts. Can it be tightened?

As a rule, yes. Each pane in a door like that is held by thin strips of wood, and those strips work loose over the years. They can be reset, or replaced where they have split, with the glass bedded so it sits still. It also keeps a loose pane from cracking.

Do you work in Darien and New Canaan too?

Yes. Near Westport we serve Darien and New Canaan.
