Is the wood under a big pane of glass going soft? Does paint on the sunny side of your New Canaan house crack again a year after it was done? Neither one has to end with new windows. Roughly four New Canaan homes in ten were built from 1950 through 1979, and about one in five is older than 1940. Much of that wood can be mended. A repair saves the style and charm New Canaan houses were built with. Your house looks better for it, too.

On the south and west sides of a New Canaan house, strong afternoon sun can turn paint brittle on a sash or a door. Look those two sides over before winter.

Church Hill, known as God’s Acre
One part of New Canaan is a Historic District under the Town’s own rules. The Town describes it as an outgrowth of Church Hill, perhaps better known as God’s Acre. It was established on June 27, 1963. Three churches stand there.
The Town’s Historic District Commission looks after it. The commission says it recognizes the importance of allowing property owners the greatest possible freedom of action. It also says its duty is to preserve the buildings and sites in the District. For new construction and additions, it says it judges only how they fit the buildings beside them in scale, mass and material.
If your house is in the District, a change to its outside may call for the commission’s Certificate of Appropriateness. Meetings are normally held on the fourth Thursday of the month, at 4:00 p.m. in the Board Room at Town Hall. There are none in August, November or December. Its page posts the certificate application and the commission’s approved regulations side by side. Read what the regulations say about windows and doors, then phone 203-594-3104 with whatever they leave open.
Fixed panes that do not open
A house from the 1950s, 1960s or 1970s may have large panes that were never meant to open. The glass is set straight into a wood frame. Rain that runs down a big sheet of glass all lands on the strip of wood along the bottom.
Check that lower strip from outside. Push on it with a thumb. Look for paint that has opened right under the glass, or a dark stain on the inside sill below. Soft wood there does not mean the glass is finished. Often the pane can stay in place while the bad wood is cut away and new wood is fitted and sealed.
Left alone, the damp works down into the frame below, and the repair grows. Call 516-841-5048 if the wood under a large pane gives when you press it.
One building code, and it is Connecticut’s
New Canaan’s Building Department says there are no local building codes specific to the town. The one it applies is Connecticut’s State Building Code. It reviews the plans for a project before it issues a permit, then inspects the work.
Do you need a permit? The department’s posted answer is short. If the work is governed or regulated by the code, a permit is required to erect, change or alter. It recommends a call to the building inspector’s office if you are in doubt. That office is at 77 Main Street, 203-594-3012.
The same page is blunt about skipping that call. It says there is no grandfathering for work done without a required permit. An after-the-fact permit, it adds, goes through the same review and approval process.
The south and west sides of the house
New Canaan is an inland town. What wears your windows here is more likely to be sun and frost. The south and west sides take the strong afternoon sun. It can bake the paint on a sash or a door until it turns brittle. Water finds those cracks in the fall, and freezing weather may widen them.
Look for fine cracks in the paint where two pieces of wood meet. Look also for a gap opening at the corner of a door panel, or bare wood along the lowest edge of a sash. Each is usually a short job in its first year or two. The joint is closed, the bare wood is primed, and the paint is made whole again.
Look over those two sides before the first hard frost. Then schedule an estimate for the spots where bare wood or an open joint shows.

We want to switch contractors partway through a job that has a permit. Does the Town need to hear about it?
Yes. The Building Department’s posted answers say an owner can change contractors as they wish, provided they do so in writing to the building official. So put the change on paper and send it to that office.
Is there a time of day when repair work at our house has to stop?
The Building Department says construction times are not regulated in New Canaan, but noise is. The town has a noise ordinance, and the New Canaan Police Department enforces it. Some repair steps use power tools, so let us know if you or a neighbor needs quiet at certain hours.
Our breezeway has louvered glass windows, and some of the slats no longer close. Can those be repaired?
Often they can. Each strip of glass sits in a metal clip at both ends, and one handle turns the whole row through a small linkage. A bent clip or a worn linkage keeps slats from closing. Parts for older units are not always easy to find, so we would want to see yours before saying what can be done.
Our bathroom door locked itself with a grandchild inside and would not release. Is there a safer kind of latch?
There is. The common causes are a worn latch, or a door that has shifted so the bolt binds in the frame. A latch can be fitted that opens from the hall side with a pin or a coin. The door can also be eased so the bolt moves freely. Have it seen to before it happens again.
