When did you last open the windows in your Purchase home? If the air conditioning runs from May to September, some of them may not have moved in years. A window left shut that long can stick fast. So can the lock on a terrace door that is never used. Most of the time the parts are still good, and careful work gets them moving again. The original character of your windows and doors stays, and they come out looking better.

Windows that have stayed shut since the air conditioning went in

In a house off Purchase Street, Anderson Hill Road or Lincoln Avenue that is cooled all summer, the windows can go years without being opened. A sash that never moves gets held by its paint and by its own weatherstrip. Cranks stiffen. Locks settle into one position. Nothing is broken, yet on the day the power fails, the window may not open.

Pick a mild day, turn the cooling off and air the house. Do not force the windows that resist. A forced sash can crack its glass, and a forced crank can strip its gears. Those windows are the ones for us.

A pool house, a guest cottage or the rooms over the garage

A building that is used a few weeks a year ages differently from the main house. With no heat in winter, its doors can swell, and a lock that is seldom turned may stiffen. Screens left in place all year can fade and tear.

If you have a building like that, unlock it well before guests arrive. Did a door or a lock balk? Mention that building when you schedule an estimate, so it is not left off.

The plans of your house may be on file

The Town/Village of Harrison’s Building Department has answered a common question on its website: how do I get blueprints of my house? As that answer read in early 2025, if you own the house you file a Freedom of Information request at the Town Clerk’s office. Before filing, you can ask the Building Department whether plans for your house exist. Once the request is approved, you can view them.

Plans are useful for a repair. They can show what size each opening was drawn, and whether a wing was added later. We still measure every window ourselves. If the Town has yours, we would like to read them.

One office in Harrison, and a board reached through it

Purchase is part of the Town/Village of Harrison. It has no government, and so no permit desk or review board, apart from the Town’s. For a house here, the Building Department that counts is the Town’s, in the Municipal Building at 1 Heineman Place, Harrison.

There is an Architectural Review Board for the whole Town as well, and you do not apply to it directly. As its own page explained in early 2025, a job reaches the board’s agenda only through a building permit application filed with the department. We cannot say what the department will ask of a repair. So one office hears every question first, and yours belongs on its desk.

FAQ

Questions from Purchase homeowners

The key to our terrace door was lost years ago, so the door stays bolted. Can the lock be made to work again?

In many cases, yes. A missing key does not condemn a lock. Often the keyed part alone is renewed, and the bolt and the door stay as they are. Whether yours is such a lock, we can only judge with it in front of us.

My hands are not as strong as they were, and round door knobs defeat me. Could levers go on instead?

Often they can. Many knob sets can be swapped for a lever that you press down instead of gripping. On an old door with a lock set into its edge, the choice of levers is narrower, so we look first. Begin with the two or three doors you use every day.

A downspout runs down beside one window, and the trim there is always damp. Is the window at fault?

Probably not the window. A leaking joint in the downspout, or a gutter that spills over above it, can soak the same strip of trim in every rain. Have the gutter seen to first. Then let us check whether the wet trim and sill have gone soft.

Movers took a door off its hinges to get furniture through. Since then it has not closed properly. What went wrong?

Most likely the hinges went back a little out of line, or their screws no longer bite. A door that was closing well before the move rarely needs replacing. Resetting the hinges and the latch plate usually brings it back. Check the other doors the movers handled while you are at it.
