Thank you!

Has a wood sash gone crooked in its frame at your Old Greenwich house? Or has one turned stiff on the side toward Greenwich Cove? It may not have to be replaced. Old Greenwich belongs to the Town of Greenwich, as one of its sections. In this part of Greenwich, roughly one home in four predates 1940, and about four in ten were built since 1980. Each kind has its own weak points, and many of them can be repaired. Mending them saves the original windows and the charm that came with them, and it looks better when we are done.

A wood double hung window with divided panes

Wood sash that has come loose at the corners

Does your house date from before 1940, as about a quarter here do? A window that old is usually four wood rails joined at the corners. After decades of damp and dry seasons, a joint can open. The sash then sags out of square, drags on one side and leaves a gap on the other. The glass may start to shift too.

A loose corner is not a worn-out window. Often the joint can be cleaned, glued and pinned, and the glass reset. Look for a hairline crack in the paint at a corner, or a sash that sits lower on one side. If you find either, ask us to look before the joint lets water in.

Dark wood along the glass on a newer window

A newer house here may well have windows with wood on the room side and a metal or vinyl skin over the outside. The skin sheds rain well. The trouble tends to start indoors, where winter moisture runs down the glass and sits on the lower rail of the sash.

First the finish dulls. Then the wood darkens along the glass line. Left alone, the lower rail can soften.

Caught early, the wood can often be dried, treated and refinished, and the seal against the glass renewed. If the stain is already dark, call 516-841-5048 so we can check how deep it goes.

Metal screens through a Greenwich Cove summer

Old Greenwich sits between Greenwich Cove and Long Island Sound, and the Town’s beach at Greenwich Point Park is on Tods Driftway. Shore Acres Drive, Keofferam Road and Hendrie Drive all run close to the cove.

Screens spend the whole summer in that air. On a metal screen, look at the corner pieces and at the small spring pins that hold it in the opening. Those may seize or work loose first.

Ask us about the mesh when a screen is remade. Fiberglass mesh does not corrode the way aluminum mesh can, which may suit a house near salt water. A frame that is still square can usually take new mesh and new pins.

What the Town’s exempt-work list says about paint

The Town of Greenwich posts a list of work exempt from building permits. It names painting and similar finish work that involves no structural changes or alterations. Near salt water, repainting a sash is the upkeep you will likely do most often. The list has no line for mending a sash or rehanging a door, though. It also warns that an exemption is no leave to do work that breaks the building code. So do not read the list’s silence as a yes.

Put your question to the Town’s Building Inspection Division itself. Its public hours are 8 a.m. to 1 p.m., Monday through Friday, on the second floor of Greenwich Town Hall.

FAQ

Questions from Old Greenwich homeowners

Our dog has scratched the lower panel of the back door down to bare wood. Can the panel be saved?

In many cases, yes. Shallow scratches can be filled, sanded and refinished. If the panel is gouged deep or has split, that one panel can sometimes be replaced while the door stays. Bare wood near salt air should be sealed soon, so do not wait long.

Our alarm company put contacts on every window. Will a sash repair disturb them?

It need not. A contact is usually a small magnet on the sash and a switch on the frame. Let your alarm company know which day we are coming. Show us where the contacts are, so each one goes back in its own spot.

Our kitchen window’s lock sits behind the sink, and we can barely reach it. Is there an easier kind?

There may be. Some windows can take a lock or a lift set lower on the sash, where your hand reaches without stretching. What fits depends on the make and age of the window. Show us the one that gives you trouble.

One window latch in our living room broke, and the rest are old brass. Can the new one be made to match?

It often can. Keep the broken latch, and do not throw out its screws. Its size, the spacing of its screw holes and its finish are what we go by when we look for a mate.

Do you work in Riverside, Greenwich and Darien too?

Yes. Near Old Greenwich we serve Riverside, Greenwich and Darien.
