Thank you!

Has one of the windows in your Head of the Harbor house stopped closing tight, or does a door now catch on its frame? You may be bracing for new windows and a long approval process. It may not come to that: a repair is often enough.

A wood double hung window with divided panes

Painted-shut sashes in the older houses

Some houses in the village are older than 1940, and a good number were built since 1980. In the older ones, wood sashes may be painted shut, with putty crumbling around old glass.

Freeing a sash and resetting its glass lets the house hold on to its early charm. The sash itself looks better when we are done. Ring 516-841-5048 about any sash that will not budge.

The coastal commission shared with Nissequogue

Stony Brook Harbor runs along the village, and building applications here can also go past a coastal commission.

The village shares that commission with Nissequogue. It checks building applications against the two villages’ waterfront program, which aims to protect the shoreline and its historic and scenic places.

Building permits go to a village review board

Head of the Harbor is a village in the Town of Smithtown, and it runs its own Building Department. The village requires building permits for alterations to existing structures. Its permit applications are reviewed by the Architectural Review Board, which may approve them, turn them down or suggest changes.

Ask the Building Inspector whether swapping a window or a door counts as an alteration. Say plainly that you hope to repair the old window, not replace it.

Paper forms and a monthly deadline

Village Hall is open Monday through Thursday, 9 to 2. To reach the board’s next meeting, a complete application with its fees is due by the second Monday of the month.

Miss that date, and the application may wait for the following meeting. So have the forms and fees ready ahead of that Monday.

FAQ

Questions from Head of the Harbor homeowners

Can I email my building permit application to the village?

No. The village says it does not accept Building Department applications electronically. Pick up the forms at Village Hall, at 500 North Country Road, or print them from its website.

When can I talk to the Building Inspector?

The inspector works Tuesdays and Thursdays, by appointment. Call 631-584-5602 to set one up.

Our permit was approved last year, but the work never started. Is it still good?

The village says permits are valid for one year. If no certificate of occupancy has been issued by then, the permit must be renewed. Check with the Building Department before work begins.

Our plans may need more than one village board. Where does it start?

With a building permit application. The village calls it the starting point for every board application, from the Architectural Review Board to the Planning Board. The joint coastal board and the Zoning Board of Appeals start there too.

Do you also work in Huntington, Huntington Bay and Lloyd Harbor?
