Thank you!

Has the big sliding door that faces the water in your Huntington Bay home started to grind? Maybe a bedroom sash slips lower once you let go, or a lock no longer pulls the door tight. Each of those usually comes down to a part that wore out.

Where the village draws its permit line

Huntington Bay has its own Building Inspector, so your questions go to the village, not the Town. The village’s building permit fee schedule, in effect since October 15, 2024, has a short list of improvements that do not require a permit. Window and door replacement is on that list, but only with three conditions.

The new window or door must go into the existing framed opening. It must not need new structural framing. And it must still meet the current fire egress code, meaning a bedroom window must still be large enough to escape through in a fire. If any one of those does not hold, the job is not on that list. Ask the Building Inspector through Village Hall, 631-427-2843, which side your plan is on.

The triple fee for starting early

The village triples the permit fee for work that starts without a permit it needed. That is a costly way to find out.

Call Village Hall before any work starts, and describe the exact window or door and what you want done to it.

Heavy sliding doors near the water

Water runs along much of the village’s edge, and a good part of its mapped area is open water. Many houses near the water may have big sliding glass doors. A door like that rests its whole weight on a few small rollers, and those wear down over the years.

Grit in the track makes a worn roller grind even harder. A door that grinds is worth having checked before the rollers scar the track.

Casements that swing out, sashes on springs

Plenty of the village’s houses are mid-century, and some are older than 1940. Mid-century windows here may be wood double-hungs on spring balances, or wood casements that swing out. On older homes you may still find sashes hung on cords.

Balances weaken and casement hinges loosen. Rain that collects on the lower rail of a sash can soften the wood. Repaired, the window keeps the house’s first style, and it looks better when we are done. Is a casement refusing to shut tight, or a sash dropping? Ring 516-841-5048 and describe it.

If a bigger project is on a waterfront lot

Thinking about an addition or a larger change on the water? The village says all waterfront properties are required to go to site plan review. Site plan review has its own board, and an application must also be approved by the Building Inspector.

Plan your window and door repairs around that schedule, so the house is sound before construction starts. We are happy to look at what you have while the plans are still on paper.

FAQ

Questions from Huntington Bay homeowners

Our wood casements swing shut in a breeze. What keeps them open?

A casement is held in place by its crank or a sliding arm. When that part wears, the sash drifts with the wind. A new arm or crank is often the fix.

Every door in our house squeaks. Is something wearing out?

Usually it is the hinge pins running dry. Cleaning and oiling them quiets most squeaks. If one hinge still complains, it may be worn or bent, and we can check it.

Our sliding doors are as old as the house. Can parts still be found?

Often, yes. Rollers, handles and locks often came in common sizes, so a match may still be out there. When the exact part is gone, we measure the old one and look for a close match.

A salty film builds up on our bay-side glass. Can it harm the windows?

On the glass itself it is mostly a cleaning chore. Rinse it with plain water before you wipe, so the salt does not scratch. If a film will not come off at all, let us know and we will look at it.

Do you work in Huntington, Lloyd Harbor and Cold Spring Harbor too?

Yes. Near Huntington Bay we serve Huntington, Lloyd Harbor and Cold Spring Harbor.
