Thank you!

An old wood sash in your Quogue house may refuse to budge, or a sill under a window box may have gone soft. Neither has to mean new windows. About one Quogue home in seven was built before 1940, and many more went up in the 1990s and 2000s. Wood that has been painted many times, or a sill that never quite dries, often gives the first sign of trouble. Keeping the old window keeps your house’s original charm, and the window looks better when the work is done.

Quogue’s National Register district

The Quogue Historic District was listed on the National Register of Historic Places in 2016, with more than 250 contributing structures.

Village application forms now ask whether your project is inside the district, and whether your property has a contributing historic structure. So it helps to know the answer before you plan outside work. The village posts a map of the district on its website, so look up your street there first.

Every outside permit goes past the Design Review Board

The village’s posted procedures say every building permit application that involves the outside of a structure must be reviewed by its Design Review Board. No such permit is issued without the board’s approval. A committee of the board looks at each application first. If it has doubts, the full board holds a public meeting, and owners next door and across the street or water are mailed a notice.

The board weighs how the building looks now and the character of the neighborhood. Building, Code Enforcement and Fire Marshal is at 121 Jessup Avenue, (631) 653-4555. Walk-in hours are 9 to 1 on weekdays, by appointment after that, so start there to ask what your repair calls for.

A closer arm on the top rail of a storm door

Storm doors near Quantuck Creek and Penniman Creek

Quogue touches Quantuck Creek, Penniman Creek and Quantuck Bay, with the ocean at its edge. Close to that water, the metal parts of a storm door often age first. The closer, the arm at the top that pulls the door shut, can rust and stop easing it closed. Hinge pins can pit, and aluminum screen mesh can turn chalky and split at the edges.

Has the closer left a rust stain, or stopped pulling the door all the way shut? Have us look at it before the glass panel takes a knock.

Grids that make one pane look like many

Many houses built in the 1990s and 2000s may have windows that look like they hold many small panes. Often the panes are one sheet of glass behind a removable grid, or a grid sealed between two layers of glass. A grid can loosen and rattle, and the clips that hold it can snap.

A loose inside grid can usually be reset or its clips replaced. A grid that has dropped between two sealed panes is a different job, so have us look at it before you decide.

FAQ

Questions from Quogue homeowners

Can we see what the Design Review Board has decided at past meetings?

Yes. The board’s page on the village website has posted minutes and recordings of recent meetings. Reading a few can show you what the board tends to ask about.

Which flood maps does the village go by?

Quogue’s Village Code takes in the flood hazard maps made by FEMA. You can look up your own address on FEMA’s map site at msc.fema.gov before you plan work near the ground floor.

Water drips from our window boxes onto the sills below. Should we worry?

It is worth a look. A sill that stays wet after every watering can soften over time, often starting at its outer edge. A drip tray, or a small gap between the box and the wall, may help. Ask us to check the sill if the paint there has already lifted.

Our old wood storm windows hang from hooks, and the hooks have rusted. Can they be rehung?

Usually, yes. Rusted hangers can be replaced with new ones of the same kind. The top rail of the storm sash may need a little wood repair where the old hanger sat.

Do you work in Westhampton Beach, Hampton Bays and Southampton too?

Yes. Near Quogue we serve Westhampton Beach, Hampton Bays and Southampton.
