Does your front door spring back open unless you slam it? If a second door stands a few feet inside it, the latch may not be the culprit. The air shut in between the two doors can do that. Bayside has houses old enough for an entry of that kind. The Landmarks Preservation Commission dates one on Bell Boulevard to 1905 and 1906. Age alone is no reason to give up on a door or a window like that. A repair lets it keep the style it has always had, and the finished job improves its looks.

Two windows set as a pair share the post between them, and weights for both hang inside it. In a Bayside house, a sash that climbs crooked may have a weight caught in there.

The small room between your two front doors
That small room is a vestibule. Its job is to stop winter wind from blowing straight into the hall. The Commission’s report has that house built with its porches facing east, toward Little Neck Bay. An entry on a side like that may get its share of wind.
When both doors fit well, the vestibule holds a pocket of air. Swing the outer door shut, and that air has to squeeze out around the edges. For a moment it pushes back. The door stops just short of its latch and swings back toward you.
Here is a test. Prop the inner door wide open, then close the outer one with an easy push. If it latches now, neither the door nor the lock has failed. The cure is often modest: a latch eased so that it catches with less force. If the door still bounces with the inner one open, something else is holding it off, and we should see it: 516-841-5048.

Many older houses have windows set in pairs. The Commission describes one kind on the Bell Boulevard house: above each arch, a window made up of two one-over-one windows. One-over-one means a single pane in the upper sash and a single pane in the lower.
Where a pair like that runs on cords and weights, the post in the middle does double duty. The weight for the right edge of one window hangs inside it. So does the weight for the left edge of the other. That pocket is seldom roomier than the pockets at the outer edges, so two weights travel where one would fit easily. They can rub, or one can hang up on the other.
A sash that climbs crooked is the sign, or one that stops short on the edge nearest the post while its far edge runs free. Raise each sash of a pair slowly and watch which edge lags. If it is the inner edge, the place to look is inside the post. Weights that foul each other can usually be parted by a thin strip set between them.
Window guards, and the wood they are screwed to
Bayside is not all houses. The Commission’s report on the Hawthorne Court Apartments, at 43rd Avenue and 216th Street, says low garden apartments had appeared here by the early 1930s.
In an apartment, a window may carry a guard. The City’s Health Department has a rule for buildings of three or more apartments. Where a child of 10 or younger resides in an apartment, the owner must provide and properly install approved window guards. A tenant with no children may request them too. The Department changed its window guard rules on January 1, 2026, so go by its current page.
Its page for tenants says to check regularly that guards are secure. Take hold of each guard and try to move it. One that shifts in your hand may have nothing wrong with it. Its screws may be turning in wood that has gone soft.
The guard itself is the building owner’s to provide, and the Health Department says it must be one approved for that type of window. The frame is where we come in. Soft wood at the side of a frame can usually be taken out and new wood let in. Then a screw has firm wood to go into. An owner with guards to fit will want those frames sound first.
A new window in the same brick opening
Some windows are past mending, and some owners want new ones in any case. If that is you, there is a City rule to read first. The City’s Department of Buildings keeps a rule on minor work, numbered 1 RCNY 101-14. One of its tables lists facade work that may be exempt from a permit. Replacing existing windows is on it, for windows that satisfy four conditions. The rule’s own words:
- “such window is not located on the lot line”
- “the replacement does not require a modification of existing masonry openings”
- “the replacement window does not affect access to light or ventilation”
- “there is no change in the operable area of the window”

My father rubbed a candle along the window tracks every fall. Does that do any good?
On an old wood window it can. Wax helps wood slide on wood, and it does not collect dirt the way oil does. Rub it on the bare side tracks where the sash runs, not on the paint. If the sash still fights you afterward, wax was never the trouble, and the window deserves a closer look.
Our front door shuts easily at breakfast and sticks by three o’clock. How can one door change in a day?
Sun is the likely reason. Direct sun warms only the outer face of a door, and the warm face grows a little. The door then bows toward the heat, and its edge presses on the frame. A dark color makes the bow stronger. Often the tight edge can be eased, and a lighter color may help as well.
Painters are coming next month. How do we keep the windows from being painted shut?
Ask them to slide every sash up and down while the paint is still soft, and once more the following morning. Paint belongs on the faces of a sash, not in the tracks it runs in. A sash that is stuck today will not be cured by a fresh coat.
A pane has cracked in an upstairs window. Does fixing it mean ladders against the house?
Usually not. In most double-hung windows the sash can be lifted out from inside the room. The old glass is then taken out on a bench, and the new pane is set and puttied there.
Do you also come out to Douglaston, Little Neck, Saddle Rock and Whitestone?
We go to all four. Douglaston and Little Neck lie east of Bayside, and Whitestone is to the northwest. Those three are in Queens. Saddle Rock is just over the Nassau County line.
